Step 1 - An Accurate Market Appraisal
Your aim should be to sell your property at the best possible price in the shortest possible time. Michelle Cook, the Managing Director, has many years of experience within the property industry and has unparalleled knowledge of property values in your area and overall current market trends. We will arrange a convenient date and time to suit you and Michelle will visit you at your property having already done some preliminary research and a market report. After inspection of your property and having established your expectations and needs from the property sale Michelle will subsequently devise a marketing strategy to suit you and your property.

Step 2 - Instructing An Estate Agent
When deciding on the right estate agent for you and your property it is prudent to ask yourself the following questions...
- Will they market my property in the best light?
At Cook Residential, whether you have a small studio apartment in the town centre or a large country house you will benefit from the services of a professional photographer. We believe that effective marketing is key and first impressions of a new property to market are crucial. We do everything possible to make sure your property stands out from the competition.
By devising a specific marketing strategy tailored for you and your property we try to maximise the exposure of your property to the right people. This is why we consistently achieve close to or even in excess of the guide price across all our clients' properties.
- Will they maximise on every opportunity to sell my property?
In addition to premium online marketing Cook Residential work hard behind the scenes to make sure that your property details are reaching everyone we have registered who we think would be interested. We email out the details immediately and follow up with phone calls to see if we can generate some viewings. We also use other marketing tools such as popular social media websites and a Montpellier window display where your property will be showcased and featured.
- Will they accommodate all potential buyer's viewing requirements?
Cook Residential operate extended opening hours and are open by appointment and by telephone seven days a week so that no opportunity or potential buyer is missed. We do try where possible to group viewings together for two reasons, firstly to cause minimal inconvenience and interruption to your lives and secondly to encourage strong offers by creating a sense of urgency with the buyer by them knowing it is popular and that there may be other offers to compete with.
- Will they keep me informed at all times?
With prior agreement from yourself as to your preferred method of contact, we will keep you regularly updated with all applicant feedback within 48 hours of the viewing taking place. The sales manager will also contact you at least once a fortnight to discuss any interested buyers and the general marketing of the property and its online statistics.

Step 3 - Presenting Your Property
First impressions count, making the presentation of your property critical to a successful sale. When buyers are viewing a property, one of the main things they will be thinking about is whether their belongings will fit into the space on offer so it is important that you de-clutter and even remove non-essential items of furniture such as display cabinets, desks or bookcases. Make sure that every room has a clear purpose or function. Consider addressing any DIY jobs you have been meaning to get done, add a fresh coat of neutral paint where necessary. It is also important that any outside or communal areas are kept tidy and clear of obstruction.

Step 4 - Marketing Your Property
As soon as terms are agreed and the contracts are signed we will do the following: Devise and agree the best marketing strategy to suit the needs of you and your property Arrange for a professional photographer to visit the property Arrange for a professional floor plan to be done (usually booked in with the photographer)Arrange for a sales team to visit so that they are familiar with the property and can immediately start speaking to their registered applicants about it prior to it being officially marketed. Arrange for an EPC (Energy Performance Certificate) to be done where required. This is a legal requirement. All of the above visits can be coordinated for the same day to minimise any disturbance. Prepare and email you the draft marketing particulars for your approval. Launch the property to the sales market and all social media sites. Distribute the approved marketing material to all registered applicants.
Step 5 - Accompanied Viewings

All of the viewings we book are prearranged with yourself and/or your tenants and are fully accompanied at all times around your property. We request that all our viewers provide us with photo identification for security reasons and if they haven't spoken to anyone about their finances we ensure that they are referred where possible to the right people to make sure that they are in a proceed able position should they wish to make an offer. We try and ensure that all of our sellers receive viewing feedback within 48 hours where possible. In addition to this you will also have a fortnightly review with the sales manager who constantly monitors your property's marketing performance online and collates applicant feedback to see if there is anything that can be done to overcome any objections that might be commonly raised.
Step 6 - Finding And Instructing A Solicitor
The successful purchase of a property can be heavily reliant on the instruction of an efficient and experienced solicitor. It is a good idea to use a solicitor who is local to the area and someone who specialises in conveyancing. Having worked with a vast number of solicitors we have put together a panel of tried and tested solicitors that are experts in conveyancing and who we would be happy to recommend. Step 7 - Receiving An Offer
As soon as an offer is received we will notify you both verbally and in writing.
Any special conditions of the offer will also be put forward and we will check the buyer's financial ability to proceed and their chain details (where applicable) so that you have a full detailed picture when deciding whether to accept the offer.
Step 8 - Offer Agreed
Once you accept an offer we will do the following:

  1. Write to all parties to confirm the agreed price and terms of offer
  2. Prepare and send out the memorandum of sale detailing the agreed offer and terms, basic details of the property and contact details for all of the parties involved (you will need to formally instruct your solicitor at this point).
  3. Your solicitor will send out a draft contract to the buyer's solicitor who will carry out preliminary enquiries. At this stage you will also be able to discuss possible dates for the survey on your property, exchange of contracts and proposed date for completion.
We will advise you and negotiate on your behalf throughout this process, keeping you informed every step of the way. There are no legal obligations until contracts are signed.

Step 9 - Exchange of contracts

Exchange of contracts occurs when the following have been confirmed and agreed:

  • Preliminary enquiries following receipt of draft contract
  • Evidence of a good title
  • Specific issues highlighted in the Lease, if applicable
  • Local search queries
  • Fixtures and fittings to be included in the sale
  • The buyer's mortgage offer
Once the contract has been signed by both parties the deposit will be telegraphically transferred or paid in the form of a banker's draft to you via your solicitor. The completion date is then set by mutual agreement. Sometimes a simultaneous exchange and completion can happen within the same day but normally there is an agreed amount of time between exchange and completion to allow for packing and removal company arrangements. Step 10 - Completion

Completion is when the residual monies are transferred from the buyer's solicitor to your solicitor's account on the agreed completion date. Your solicitor will call you when the money has cleared in your account and will inform us to release the keys to your buyer.

Congratulations, your property is now sold!
